What moves the cost of new siding
This site publishes no price figures: siding prices depend on the house in front of the contractor. Here is what changes them, so you can read a quote and compare two.
Wall area and shape
Siding is priced by the area of wall covered, less the windows and doors, plus waste for cuts. A simple box costs less per square foot than a house with many corners, bump-outs, bays and dormers, because every corner and opening takes trim and time.
Height and access
Two-story walls and gables need ladders, pump jacks or scaffolding, and work goes slower up high. Walls behind fences, close to a neighbor or above a deck or porch roof take longer to reach.
Material
Vinyl, fiber cement, engineered wood and real wood each cost differently to buy and to install. Fiber cement is heavy and needs dust control when cut; wood needs priming and painting; insulated vinyl adds the backer. Thicker panels and special profiles cost more than standard ones.
Tear-off and disposal
Removing old siding, and sometimes a second layer under it, takes labour and dumpster space. Asbestos-cement shingles, found on some older houses, need special handling, which a contractor must price separately.
Trim, eaves and extras
New corner posts, window and door trim, soffit, fascia, gutters taken down and rehung, shutters and fixtures removed and reinstalled: each is a line on the quote. So is new house wrap and flashing.
Rules that add steps
A Certificate of Appropriateness in South Norfolk's historic district, a homeowners' association review, or a permit for related work such as insulation or a dormer can add time and paperwork.
Comparing two quotes
Virginia's contractor regulations list what a residential contract must contain, including the total cost, the schedule of progress payments and the down payment.
- Same wall area and the same material and profile?
- Both include tear-off, disposal, wrap and flashing?
- Both say how hidden rot will be priced?
- Both include trim, soffit and fascia, or neither?
- Both name the contractor's license number and class?
- Payment schedule and down payment stated, as Virginia's rules require?
